We encourage residents to pay rent online through the resident portal for convenience. However, we also accept payments via check if dropped off at the office or mailed.

Yes, renter's insurance is required. You can either purchase your own insurance or opt to pay $10.95 per month for coverage through us.

The only utility included in your rent is gas. All other utilities are the resident's responsibility.

To set up your utilities, contact PG&E for electricity. Water, trash, and sewer are billed through Conservice, and payments are due along with your rent on the 1st of each month. No setup is required for water, trash, or sewer.

You can use Xfinity/Comcast for both internet and cable services.

Yes, garage parking is available with one assigned parking spot per unit at no additional charge.

Yes, each unit comes with its own washer and dryer.

Pet Policy

Yes, our community is pet-friendly. We have several parks nearby where your pets can enjoy.

Location

Our oceanfront community offers updated units with in-unit washers and dryers, stainless steel appliances, and vinyl flooring (except in bedrooms). Select units feature beautiful ocean views, making it a truly unique place to live.

We are located in the Pacifica School District.

The nearest grocery stores and shopping centers are Safeway, Oceana Market, Linda Mar Shopping Center, Pacific Manor, and Serramonte Shopping Center.

Maintenance

Yes, we offer 24/7 on-site maintenance. Work orders are sent directly to our technician for prompt attention.

For maintenance issues, please contact the office at (650) 560-5538. In case of an emergency, Yardi will notify us, and we will reach you on our cell phone.

You only need to be present if you specifically request to be. Otherwise, the service technician can perform the work without your presence.
